SUBSTATION SAGA ENDS

by Jez Bond

I can’t really call it good news, or can I? I am loathe to call any news regarding the electrical kit we require to be ‘good’ but, being resigned to having the installation, I should rejoice in any small help.

Edf today confirmed that the additional capacity on the high voltage network is available and that they would not increase their costs for the extra loading. This means that we will able to heat the flats electrically, which is more sustainable and very efficient and comfortable (under-floor throughout). It also means that we do not have to deal with another utility company – and more exorbitant costs – in order to run new gas supplies into the building. I’m very excited about showing buyers round the flats with their induction cookers and hobs – it should be quite a selling point.

We also have good news on the warranty front – this is an insurance premium payable to a third party who guarantee the flats against any structural defects for ten years, and this will be a requirement for any mortgage lender. The latest quote in is half some of the others – and the company is recognised by the major lenders and has been very easy to deal with so far.

I rarely mention the outside world but it exists, it’s big, it’s bright, it’s sunny, it’s warm – Spring seems to have arrived!

I seriously think the change in weather is affecting everybody’s disposition. May all good things continue to happen now…
